INVESTORS! 
If you're planning to buy investment property, call us before you buy to get a rental market analysis of the property you are interested in purchasing. We would like to help you get a head start on the marketing of your property. 

RENTERS! 
The qualifications needed for a residential rental is that your combined income is three times the amount of the rent, you need good credit and good rental references. If you have an eviction on your record, we cannot rent to you. Application fee is $30.00 per application - all adults must apply and must be included on the Rental Agreement. 
Pet Policy: If a pet is accepted at the property, the additional deposit is $250 per pet and renters insurance is required.

Specialization 
We specialize in property management and leasing. We manage single family homes, duplexes, apartments, owners' associations, office buildings, retail buildings, and shopping centers. Our team consists of Property Manager/Realtor, Bookkeeper/Maintenance Coordinator, Office Assistant, and on-site apartment managers. We currently represent clients with income properties within the counties of Sacramento, Placer, Fresno and Madera. 

Personal 
Carla Morgan, Property Management Director - I'm a California native having been born and raised in the valley. My youth was filled with working on the family farm (almonds & oranges) and organization centered around school and church. I came to Sacramento in 1985 and began work at Coker-Ewing Company (builder/developer) where I enjoyed 10 years of employment. In 1986 I acquired my real estate sales license, in 1995 I began work in the property management field. I now have 10 years of property management experience....and I still enjoy it. 

Jennifer Weatherholtz, Bookkeeper & Maintenance Coordinator - I was born in New Jersey and raised in Southern California. My fondest memories are of spending summers camping at the beach with my grandparents. I have been a bookkeeper since 1997 but have gravitated toward money handling since my teens. I have been working in the property management business since 2000. I enjoy working with our owners and our tenants and building a great working relationship with them.
